Who orders a cash purchase appraisal

Cash buyers. A buyer who is paying cash wants to know the price is supported before the contingency period ends, and the appraisal answers that directly.

Buyer’s agents. Agents order on behalf of a client who needs an independent value before closing. The agent can be named as an intended user of the report when the assignment is set up.

Private and off market sales. When a home sells without broad market exposure, an appraisal gives both sides a supported reference point for the price.

Family and partner transactions. Sales between relatives and buyouts of a co-owner need a documented market value. When a sale is priced below market, that value also gives the parties’ tax professionals what they need to evaluate any gift element.

What the appraisal covers

Each assignment includes an interior and exterior inspection, analysis of comparable sales and current market conditions, and consideration of the home’s condition, updates, and any features that set it apart. The report states an opinion of market value as of the inspection date, identifies the client and intended users, and is developed and reported under USPAP by a state Certified Residential Appraiser.

The value is developed independently of the contract price. The fee is the same whatever the value turns out to be, and it is never contingent on reaching a particular number.

When the value comes in below the contract price

The report shows the comparable sales and adjustments behind the conclusion, so a buyer can see exactly where the gap comes from. Buyers use that support to renegotiate, to proceed knowing the premium they are paying, or to act on a contingency in their contract. Your agent or attorney advises on the contract; the appraisal supplies the evidence.

Scheduling

Cash purchases usually run on a contingency deadline. Call to confirm current availability. Expedited scheduling is sometimes available depending on workload.
