Comparable sales are few, no two homes are alike, and a small difference in view, lot, or architecture can move value by hundreds of thousands of dollars. What makes a home complex to appraise

Hillside and view properties. Elevation, view corridors, and lot slope drive value in ways a price per square foot cannot capture. Two homes on the same street can differ sharply because of what each one looks at.

Unique architecture. Architect designed and custom homes rarely have true comparables. The analysis has to separate the value of the design from the value of the location and the size.

Equestrian properties. Acreage, horse privileges, barns, arenas, and zoning create a distinct buyer pool and a distinct comparable search.

Historically designated homes. Designation can add buyer appeal and also restrict what an owner can change. Both effects have to be supported by sales, not assumed.

Size and measurement disputes. On large custom homes, public records, prior listings, and builder plans often disagree on living area by hundreds of square feet. Every luxury assignment includes measuring the home rather than carrying forward someone else’s number.

Wide value ranges within one neighborhood. In hillside and luxury areas, recent sales can range from about $1 million to several times that within a short distance. Selecting and adjusting the right sales is most of the work.

How the appraisal is developed

When comparable sales are thin, the search widens in time and geography, and the report explains why each sale was chosen and how it was adjusted. Adjustments for view, lot, quality, and design are supported with paired sales and market evidence wherever the data allows. Land value and the cost approach are developed when they add support, particularly for newer custom construction. Every assignment is developed and reported under USPAP, and the reasoning is written so an attorney, a CPA, a lender, or a buyer can follow it.

Frequently asked questions

Why does a luxury appraisal cost more than a standard appraisal?
The comparable search is wider, the adjustments need more support, the home takes longer to inspect and measure, and the report has to explain more. Fees are quoted individually after reviewing the property.

Can you appraise a home with almost no comparable sales?
Yes. That is common at the top of the market. The search expands in time and area, and the report explains how each sale relates to the subject and why it was used.

Do you measure the home yourself?
Yes, on every luxury and custom home assignment. Public record square footage on large custom homes is frequently wrong.

Do you appraise luxury homes for lenders?
Yes, for lenders and private lenders as well as for private clients.
